Viking Appliance Repair in West Highland, Denver

West Highland sold most of its original cottages a second storey. The bedrooms went up, the roof went with them, and in a good number of these houses the kitchen followed, landing on a floor that the meter, the panel and the drain stack were never planning to serve. The appliances up there work. What changed is how far everything has to travel to reach them, and how much of that travel was improvised.

$89 on the visit, taken off an approved repair · out 8 am until 8 pm, weekends included

Stainless gas range in dark cherry cabinets under speckled granite, the front-left burner cap lifted clear so the burner base and its spark electrode stand exposed, the oven door lowered and an oven rack on the wood floor beside a wrench on a folded towel

Housing stock

Pop-top

A Denver remodel that raises the roof of a one-storey house and adds a full upper floor over the original walls. The new level is framed to current practice; the services below it, from the meter to the stack, are usually the ones that were already there.

Distance is what the drawing hid

Putting a kitchen on the upper floor lengthens every run that feeds it. Gas travels further from the meter, the supply to an ice maker climbs a storey, and waste from a dishwasher has a longer way to go before it finds the stack. Each of those behaves when it was sized and pitched for the new distance, and merely gets by when it was not. Ask the gas fitter to confirm the pipe still carries the appliance's rated demand over the length it now runs, and ask the plumber about the fall. Neither job is ours, and both explain a fair share of what we are called up here to look at.

Where the old kitchen used to be

In plenty of these houses the original ground-floor kitchen became a bedroom, a study or a laundry, and the services that once fed it were capped rather than taken out. That is worth knowing before a visit. A shutoff hunted for behind the range upstairs is sometimes sitting in a cupboard on the floor below, behind whatever got built in front of it. If anyone kept the remodel drawings, they answer that question faster than a torch does.

Loads the upper floor was drawn for

The new floor of a pop-top is framed as living space, and living space on a drawing is not the same as a professional range, a stone counter and a run of built-ins standing in one corner of it. Most remodels on these blocks handled it properly. Where one did not, the sign is a floor with enough movement in it to unsettle a levelled leg or a door reveal over time. That is a drawings question rather than a repair question: the structural sheet says what the joists under that corner were sized to carry, and it is worth finding before anything wider is ordered.

Spec check

Confirm each of these before anything is cut, ordered or delivered.

  1. Whether the gas, water and waste runs were resized when the kitchen moved up a floor, or simply extended
  2. Where the shutoff for the range sits now, and whether the old ground-floor kitchen's services were capped in place
  3. Whether the remodel's structural drawings survive, and what the floor under the range corner was sized to carry
  4. The narrowest turn between the front door and the upper-floor kitchen, measured rather than estimated

  • The broil element arced, flashed, and left a scorch mark on the liner. Its terminal had burnt back inside the porcelain block. He renewed element and block together in one visit, then vacuumed up.

    Bernadette F.Washington Park

  • Damp kept appearing under the toe kick of a two-year-old kitchen. Not the door seal — a split fitting where the fill hose meets the valve. Replaced, dried out, and no sign of it since.

    Ignacio R.Highland

  • Ice production fell to nothing over two weeks. Denver water had scaled the fill tube solid and the inlet valve barely opened. Both replaced, line flushed.
