Viking Appliance Repair in Jefferson Park, Denver

Jefferson Park rebuilt itself upward. The blocks between the park and the interstate are rows of narrow attached houses three storeys tall, with parking at the bottom, the kitchen in the middle and a deck on the roof. Every one of those levels is served by the same stair, and the stair turns. Before a fault is even described, a visit here is a question about geometry.

$89 on the visit, taken off an approved repair · out 8 am until 8 pm, weekends included

Housing stock

Roof-deck townhome

A three-storey attached infill house whose top surface is meant to be used: the stair carries on past the bedrooms to a deck on the roof, often with cooking equipment standing on it. The kitchen sits on the middle floor and shares that single stair with everything above and below.

The deck is part of the kitchen

A grill, a compact refrigerator or an ice maker on the roof deck is an appliance three flights above the street with no other way to it. Anything that has to leave comes down the stair everything else uses, and anything that stays sits out in a Front Range winter instead of inside a heated house. Neither fact decides whether the work can be done; both decide how it is planned. Say the deck is involved when you book, because a visit that goes up to the roof is a different length from one that stops on the middle floor.

One chase carries the lot

In a house this narrow the gas, the water, the waste and the vent all run vertically through a single chase, usually tucked behind the stair. The consequence on a service call is that an isolation point is seldom anywhere near the appliance it serves. The stop for a middle-floor range can sit two levels down by the parking, and the one for refrigeration can be a floor away in either direction. Establishing where they are, and whether the access panel in front of them has been tiled over since handover, keeps a technician off a scavenger hunt at the start of the visit.

The kerb decides the first ten minutes

These streets were laid out for houses half the size of the ones standing on them now, and most of the garages face an alley rather than the road. Where a vehicle can stand, for how long, and whether the date is one when the kerb fills early are all worth checking against the address before a visit is scheduled. It reads like a small thing. On a three-storey house where every tool and every part is carried up by hand, the walk from the vehicle to the front door is a real part of the job.

Spec check

Confirm each of these before anything is cut, ordered or delivered.

  1. The narrowest turn on the stair between the front door and the kitchen floor, measured with a tape rather than judged by eye
  2. Which level holds the gas and water isolation points, and whether the access panel to them still opens
  3. Whether an appliance on the roof deck forms part of the call
  4. Where a vehicle may legally stand near the address, and for how long, on the day of the visit

  • The custom panel made the door so heavy that it fell open on its own every time. A stretched spring on one side and a frayed lift cable on the other. Both renewed, tension balanced, and it stays where you leave it.

  • Bake worked fine but convection just blew room-temperature air around. The rear element had gone open circuit while the fan carried on. Diagnosed in ten minutes, replaced that afternoon, and roasting is even again.

  • The grill burner lit at the front and died halfway back. Grease had baked into the burner tube over years of use. He cleared and replaced it. Good work; the part crawled in from out of state.
