Viking Appliance Repair in Uptown, Denver

Uptown is a dense mix of converted buildings and newer mid-rise, and in almost all of it the kitchen is somebody's unit inside somebody else's building. That split shapes every decision: which parts of the kitchen an owner may change, who signs off before work begins, and whether a wide appliance can physically be got to the door it has to go through.

$89 on the visit, taken off an approved repair · out 8 am until 8 pm, weekends included

Hinge plate with roller links, a small bracket, a bushing, an E-clip, a pin and screws arranged on a cloth over a speckled stone worktop beside long-nose pliers and four drivers

Condominium conversion

A building first put up as flats to rent, or as something else entirely, later divided into individually owned units under a recorded declaration that sets out which parts belong to the owner and which to the association.

Read the declaration before the brochure

A recorded declaration and a set of rules decide what an owner may change inside a unit and what belongs to everyone. The appliance is almost always yours; the pipe, the flue and the wiring behind it very often are not. Most associations also want an alteration approved in writing before any work starts, and that approval sits on the critical path whether or not anyone has drawn it there. Ask the manager for the current documents at the same time as the first measurement, not at the same time as the delivery.

A conversion inherits somebody else's kitchen

Units converted from something else carry whatever the conversion fitted, and the paperwork rarely survives a sale or two. Before parts are ordered or an appliance is replaced, take the model number off the machine itself and find out roughly when it went in. It is a five-minute job that decides whether a part is still made, whether an opening matches anything currently sold, and whether the thing behind the cabinet door is the appliance the listing claimed.

Getting it up there is a separate job from fixing it

Repairing an appliance in place and getting a new one into the room are two different problems, and only the second is decided by the building. Where there is a lift, the car's internal depth and the width of its doorway set the limit, and both are easy to measure. Where a stair is the only way up, a wide range may not be replaceable with anything wider than what came out. That is a design constraint worth knowing before a kitchen is drawn around equipment that cannot get there.

Spec check

Confirm each of these before anything is cut, ordered or delivered.

  1. What the association's governing documents say about altering a kitchen, and whether written approval comes first
  2. The internal dimensions of the lift car and its doorway, or the tightest turn on the stair where there is no lift
  3. Which model is actually installed, read off the appliance itself rather than off the sale paperwork
  4. Who the association expects to be told before a contractor arrives, and how much notice they want

  • Beads of water kept forming along the center divider every time the evaporative cooler ran. The mullion heater had failed open. He tested it cold, fitted a new one, and the sweating stopped.

  • The oven took three attempts to catch and you could smell gas each time. A tired glow igniter drawing too little current to open the valve. Fixed properly. Scheduling took a week in our building.

  • Knob turned freely on the right front burner but no gas came through at all. A seized valve stem, and not the whole manifold I had braced myself for. Our 1912 kitchen is cramped and he worked around it without leaving a scratch.

Cream wire brush, tongue-and-groove pliers, two blue drivers and a yellow driver above a long slotted arm, a roller bracket with its wheel and a small heap of bolts and nuts on a grey towel
